The following list comprises completed modernization, rehabilitation and new construction projects in which Westhab acted as Developer, General Contractor, Construction Manager or Owner's Representative.



28 Pier Street, Yonkers, New York: 2007
Developer and Owner. Gut renovation of a three-story 6,000 square foot building with 12 single units. First floor is handicapped accessible. Units affordable to disbabled Veterans who earn less than 50% of the County area median income.
Value of Work: $1.3 million
Source of Funds: US Dept. of Veterans Affairs, US Dept. of HUD, City of Yonkers, Federal Home Loan Bank, and the Leviticus 25:23 Alternative Fund.


 


5 Hudson Street, Yonkers, New York: 2007
Developer and Lessee. Gut renovation of a six-story 24, 500 square foot elevator building, with 41 single units. Units affordable to households earning less than 50% of the area median income.
Value of Work: $5 million.

US Dept. of HUD, City of Yonkers, NYS HHAP, Federal Home Loan Bank, NYS Main Street and M&T Bank



217 S. Waverly Street, Yonkers, New York: 2006
Developer and Owner.
New Construction of four story 30,000 square foot elevator building, with 29 units each with 2-bedrooms. Units affordable to workforce housing for households earning 50%-60% of the County area median income.
Value of Work: $6.4 million
Sources of Funds:
Westchester County IDA Tax Exempt Bonds and 4% LIHTC's with a letter of credit by the Bank of New York, LIHTC Equity provided by Enterprise Social Investment Corp, Capital grants by the US Dept, of planning through the Lead Paint removal program and New Homes Land Acquisition Fund, Federal Home Loan Bank, and a predevelopment loan from the Community Captial Resources.



129 S. 4th Avenue, Mount Venon, New York: 2006
Developer and Owner. Gut renovation of a four-story 22,000 square foot elevator building, with 20 units of 1-3 bedrooms. Units affordable to families earning at or below 50% of the County area mediam income.
Value of Work: $4.9 million
Sources of Funds: Westchester County IDA Tax Exempt Bonds and 4% LIHTC's with a letter of credit by the Bank of New York
, LIHTC Equity provided by Enterprise Social Investment Corp, Capital grants by the US Dept of HUD, Westchester County Dept. of Planning through the Lead Paint removal program and the New Homes Land Acquisition Fund, Federal Home Loan Bank, City of Mount Vernon and a predevelopment loan from the Community Capital Resources.



125 Livingston Avenue, Yonkers, New York: 2005
Developer and Owner. New Construction of a four-story, 15 unit elevator building. 8 units are for formerly homeless families and all the units are for families earning less than 50% of the County's median income.
Value of Work: $4,411,236
Source of Funds: NYS Homeless Housing & Assistance Corporation, Citibank, The Leviticus 25:23 Alternative Fund, Westchester County IDA Tax Exempt Bonds, LIHTC's 4% and a letter of credit by the Bank of New York, LIHTC Equity, provided by Enterprise Social Investment Corp, US Dept of HUD and Community Capital Resources. Land was donated by Paul and Barry Warhit.



95 Elliott Avenue, Yonkers, New York: 2004
Developer and Owner. Moderate upgrade of a 5-unit apartment building providing transitional affordable housing to formerly homeless families who earn less than 60% of the County's median income.
Value of Work: $150,000
Source of Funds: NYS Homeless Housing & Assistance Corporation



156 S. 1st Avenue, Mount Vernon, New York: 2003
Developer and Owner. Moderate renovation of existing 28-unit mixed use permanent and transitional apartments for families, and commercial storefronts. Affordable to families who earn less than 50% of the County's median income.
Value of Work: $2,800,000
Source of Funds: Bank of New York, Low Income Investment Fund, Westchester County HOPWA, HSBC Bank USA, Leviticus 25:23 Alternative Fund, Westchester County Lead Abatement, and City of Mount Vernon

Developer and Owner. Gut Renovation of a 10-unit fire damaged apartment building for use of as a permanent and transitional housing facility.

Co-Sponsor, Consultant, Developer: P. Forest Development Corp. New Construction of 11 Condominiums for families earning less than 80% of the County's Median Income

Source of Funds: $275,000 from New York State Affordable Housing Corporation, $330,000 from City of Mount Vernon HOME, $110,000 from Westchester County Department of Planning

Co-Developer. New Construction of 22 Condominium Townhouses mixed-income home-ownership housing

Developer and Owner. Gut rehabilitation/historic restoration of existing structure with conversion to 3-unit affordable apartment building.
